Why College Hill Homes Carry Problems Other Macon Neighborhoods Do Not

College Hill homes carry a problem set created by proximity rather than by age, and the proximity is Mercer University. The College Hill Corridor covers roughly two square miles between the campus and downtown Macon, taking in Beall's Hill, Tattnall Square Heights, Tindall Heights, and Huguenin Heights alongside College Hill itself.

That location did two things to the housing stock. It filled the corridor with substantial homes when Macon's wealthier families built here in the late 1800s, and it later turned many of those same homes into rental income when the neighborhood declined mid-century. Both eras are still visible inside the walls.

The subdivision era is the defining one. A large Queen Anne with a center hall converts easily into apartments, and thousands of houses like it across the South were cut up between the 1950s and the 1990s. Each conversion added a kitchen, a bathroom, an exterior door, a set of locks, and an electrical subpanel.

Each one also added partition walls straight across original parlors, and dropped ceilings to bring twelve-foot rooms down to something an unaffordable heating bill could tolerate.

The reversal is now underway, driven in large part by Mercer's Down Payment Assistance Program, which since 2007 has offered faculty and staff forgivable loans of up to $10,000 toward buying and occupying a home inside the corridor.

That program moved owner-occupants into houses that had been rentals for forty years, and owner-occupants restore. The work Handyman Macon GA does here reflects that — considerably more de-conversion than the surrounding neighborhoods generate.

Balloon framing and why the house never feels comfortable

Piers settle unevenly, the porch develops a slope back toward the house rather than away from it, and water then stands against the column bases and the sill.
